Pay Rent, Request Repairs, and Manage Your Rental — All in One Place

If you're a current tenant in a Yur Property Solutions managed property, your tenant portal is where everything happens: rent payments, maintenance requests, and lease documents, available any time from any device.

Your Tenant Portal Handles It All

The Buildium tenant portal is the fastest way to take care of anything related to your rental. Pay rent online without writing a check or making a trip. Submit a maintenance request and track its status. Access your lease documents and payment history. If you're a current tenant and haven't set up your portal account yet, contact us and we'll get you connected.

Tenant Resources at a Glance

A few things worth knowing as a renter in an Ohio-managed property:

  • Rent is due on the first of the month. Late fees apply after the grace period stated in your lease — review your lease for the exact terms.
  • Maintenance requests submitted through the portal are logged with a timestamp and routed to the appropriate vendor. Keep a record of your submissions.
  • If you need a copy of your lease, log in to the tenant portal — your signed documents are stored there.
  • Ohio security deposit law (ORC § 5321.16) requires landlords to return deposits within 30 days of move-out with an itemized statement for any deductions.
  • Lease renewal discussions typically begin 60 to 90 days before your lease end date. If you have questions about renewal before then, reach out through the portal.

Thinking About Buying Instead of Renting?

If you're renting now but starting to think about ownership, we can help with that too. Our agents work with first-time buyers across Greater Cleveland and Lorain County, including buyers in the $130K–$400K range where most of the available inventory actually sits. When you're ready to explore what buying looks like for you, the Buy a Home page is a good place to start.

Renting Through Yur Property Solutions: What to Expect

We manage rental homes across Northeast Ohio, including properties in Cleveland, Lakewood, Parma, Euclid, Elyria, Lorain, and surrounding communities in Cuyahoga and Lorain counties. Here's how the process works from application to move-in.

Available Rentals

Our current listings are posted on the Properties page. Listings are updated as units become available. If you don't see something that fits right now, check back — inventory moves.

Application Requirements

Before you apply, review the qualifications below. The application fee is non-refundable, so we want you to have a clear picture of the criteria before you start.

  • Gross monthly income of at least 3x the monthly rent, verified by pay stubs, bank statements, or tax returns
  • Credit score reviewed as part of the screening process — significant derogatory history will be evaluated on a case-by-case basis
  • Rental history free of prior evictions
  • Valid government-issued photo ID for all applicants 18 and older
  • Completed application for every adult occupant

The Application Process

Submit your application through the rental listing. All adults who will occupy the unit must apply separately. We run credit, background, and rental history checks through a third-party screening service. Once a decision is made, we contact all applicants directly. Approved applicants will receive lease documents and move-in instructions within a few business days.

What Happens at Move-In

Before you take possession, we'll do a move-in walkthrough and document the condition of the unit. Your security deposit is held in accordance with Ohio law, which requires landlords to return deposits within 30 days of move-out, along with an itemized written statement for any deductions. Keeping a copy of your move-in inspection report is the best way to protect your deposit when you leave.

Reporting Maintenance — Emergency vs. Non-Emergency

For non-emergency repairs, submit a request through your tenant portal. Log in, describe the issue, and we'll route it to the maintenance team. For urgent problems — no heat in winter, a gas leak, flooding, or a serious electrical hazard — do not wait for the portal. Call the office directly. After-hours emergency contact information is provided in your lease and in your portal account. If there is an immediate threat to life or property, call 911 first.

Lease Renewals and Giving Notice

We'll reach out before your lease term ends to discuss renewal. If you plan to move out, your lease specifies the required notice period — typically 30 days in writing for month-to-month agreements, or the terms stated in your fixed-term lease. Submit your notice through the tenant portal or in writing to the management team. Do not assume a verbal conversation satisfies your notice requirement.

  • When is rent due and how do late fees work?

Rent is due on the first of each month. Your lease specifies the grace period and the late fee amount — review your lease for the exact terms. Paying through the tenant portal timestamps your payment and gives you a record.
  • How do I submit a maintenance request?

Log in to your Buildium tenant portal and submit a request directly. Describe the issue with as much detail as you can. Requests are routed to the management team and tracked from submission to completion.
  • What counts as a maintenance emergency, and who do I call?

Emergencies include no heat during cold weather, gas leaks, flooding, fire, or serious electrical hazards. For these situations, call the office emergency line listed in your lease and portal account. If there is an immediate threat to safety, call 911 before contacting us.
  • How do I get a copy of my lease?

Your signed lease documents are stored in your tenant portal. Log in and navigate to your documents section. If you're having trouble locating them, contact the management team through the portal and we'll assist.
  • How do I give notice that I'm moving out?

Submit written notice through the tenant portal or directly to the management team. Your lease states the required notice period — typically 30 days for month-to-month tenancies, or as specified in your fixed-term lease. A verbal conversation does not satisfy the notice requirement.
