Your Cleveland Investment Team, Already Assembled
Every guide to Cleveland real estate investing tells you to build a local team before you buy, an investor friendly realtor, a property manager, and someone to write the coverage. We are all three inside one company, which means the rent numbers we underwrite with come from units we actually manage in the same neighborhoods we sell in.
Acquisition, Growth, and Exit, Depending on Where You Are
Four Paths Through the Same Brokerage
Investors come to us at different points, some buying a first rental from two states away, others trying to move a tired duplex off the books. Pick the one that matches where you are and we will start with the numbers rather than a listing feed.

Rental Property Investing
Single-family and small residential acquisition for buy-and-hold investors, underwritten against real rent and expense figures before you see the property.

Multifamily and Duplex Investing
Two-to-four unit acquisition across Cleveland and the inner-ring suburbs, where the unit mix and the separation of utilities matter as much as the purchase price.

Out-of-State Investors
Remote showings, video walkthroughs, offer strategy, and closing coordination for buyers who will never stand in the property, with management ready the day it closes.

Sell an Investment Property
Disposition for owners exiting a rental or a small portfolio, including tenant-occupied listings, deferred-maintenance properties, and 1031 replacement sourcing.
Rent Numbers From Properties We Actually Manage
We Underwrite Before We Send
Most investor agent relationships work in one direction. The agent forwards MLS listings, the investor builds the spreadsheet alone, and the rent assumption comes from a national estimate that has never been tested on that block. We work the other way, because our property management division under Yur Property Solutions runs units in Cleveland, Parma, Euclid, Lakewood, Elyria, and Lorain, and that operation produces actual leased rents, turnover costs, and maintenance history in the same submarkets we are asking you to buy in.
That data is what makes an honest neighborhood read possible. Cleveland's west and near-west side has blocks that perform and blocks a few streets over that do not. Parma and Euclid tend toward steadier tenant demand and more predictable management, though Euclid carries a point-of-sale inspection requirement that has to be priced into the deal. Lakewood is denser and more landlord-competitive, with strong rents and correspondingly thinner yields. Elyria and Lorain offer the region's lowest entry points, which produces attractive paper returns and demands the most active management. If a property will live worse than it reads on the spreadsheet, we would rather lose the transaction than have you discover that in month four.
Once you own it, nothing has to be rebuilt. Coverage gets placed through our own insurance line, including landlord and rental property insurance written for tenant-occupied buildings, and management picks the property up without a vendor search, a new contract negotiation, or a gap between closing and the first rent check.
What Investors Ask Before They Send the First Wire
Markets, Cap Rates, and Who Handles What
Is Cleveland a good market for rental property?
Cleveland is generally treated as a cash-flow market rather than an appreciation market, meaning the case for buying rests on monthly income relative to a low purchase price instead of expected resale gains. That profile suits buy-and-hold investors and suits leveraged speculation considerably less. What decides outcomes here is neighborhood and street selection, not metro-level statistics.
What is a reasonable cap rate on a Cleveland rental?
Single-family and small multifamily in these submarkets are commonly underwritten in the 6 to 11 percent range, with the higher figures concentrated in areas that carry more turnover, more maintenance, and more day-to-day management. A cap rate is only as honest as the expense assumptions behind it, and pro formas built on national averages routinely understate vacancy, capital expenditure, and turnover cost in this region. We rebuild the expense side using figures from comparable units we manage.
How do I find an investor friendly agent in Cleveland?
Ask whether the agent transacts in investment property rather than retail resales, and whether they can produce actual leased rents instead of an online estimate. Our closed sales concentrate in the cash-flow segment of this market, and our management operation gives us real rent and repair history from the same neighborhoods. That combination is what separates representation from listing forwarding.
Which investment strategies do you work with?
Buy-and-hold is the core strategy in Northeast Ohio, and we also work regularly with BRRRR investors, turnkey buyers, house hackers purchasing a duplex to live in one side of, and owners running Housing Choice Voucher tenancies. Each carries different underwriting, and BRRRR in particular only works here when the after-repair value is supported by nearby closed sales rather than optimism. Tell us the strategy up front and the property search changes accordingly.
Can you help with a 1031 exchange?
Yes, on the brokerage side. A like-kind exchange runs on two concurrent clocks, replacement property identified in writing within 45 days of the relinquished sale and the exchange closed within 180 days, so we source and line up replacement inventory in parallel with the disposition rather than starting after closing. You will still need a qualified intermediary to hold the proceeds and a tax advisor to confirm treatment.
